TRIPLE VCONTRACTING

New-home construction contracts · Service area

We hold the contract. You build.

Triple V Contracting signs with the homeowner or developer, then awards the build to licensed construction companies we have prequalified. We run the owner, the plans, the permit and the draw schedule. You run the crew.

New ownership

New owner. Same contracts, honored as written.

Previous company name is now Triple V Contracting, owned by Owner name since Month year. Subcontracts and payment terms on work in progress carry over. Questions go to Contracts phone or email.

How it works

One contract on each side

Owners sign one contract with us. Builders sign one subcontract with us. We sit in the middle and keep both sides on schedule, on budget and paid.

For construction companies

Win work without chasing owners

  • Prequalify once and get invited to every package in your trade and area.
  • Every bidder gets the same plans, the same specs and the same RFI answers.
  • Pay applications are paid on a fixed schedule after each inspected stage.
  • We handle the owner, the permit and change-order paperwork.

For homeowners and developers

One contract. Vetted builders on site.

  • One fixed-price contract with us, with every allowance written down.
  • We put your plans out to bid and level the bids line by line.
  • Only prequalified, licensed and insured builders work on your home.
  • We stay responsible for schedule, inspections and draws until the keys.

The work we award

Three kinds of package

New-home construction, let three ways. Tell us which you do when you prequalify and you only get invitations that fit.

Package type A

Whole-home builds

Foundation to final for licensed residential builders. You hold the trades. We hold the owner contract, plans, permit and draws.

For: licensed residential builders

Package type B

Trade packages

Single-scope work when we run the site ourselves: framing, roofing, plumbing, electrical, HVAC, drywall and finishes.

For: licensed trade contractors

Package type C

Site and foundation

Clearing, grading, utility taps, footings and slabs, often across several lots in one package.

For: site work and concrete firms

From invite to final payment

How a contract is awarded

Every package runs the same eight steps, so you know when to price, when to walk the site and when you get paid.

  1. 01

    Prequalify Once

Send your license, certificate of insurance, W-9 and three references. We review and reply.

  2. 02

    Invitation to bid

You get the package: scope, plans, specs, schedule and the bid due date.

  3. 03

    Site walk and RFIs

Walk the lot with us. Send questions in writing. Every answer goes to every bidder.

  4. 04

    Bid review

We level bids line by line, so a low number that leaves out scope does not win.

  5. 05

    Award and contract

The winning firm signs the subcontract. Every bidder hears the result, win or lose.

  6. 06

    Build Inspections

You run the crew. We coordinate the owner, the inspector and change orders.

  7. 07

    Progress payments Draws

Submit a pay application when a stage passes inspection, with a lien waiver for the previous payment.

  8. 08

    Closeout

Punch list, final inspection and final lien waiver. Then the retainage is released.

Inspection stages depend on the city or county that issues the permit.

Contractor questions

Before you bid

How do I get on the bid list?

Send the prequalification form below with your license number and trades. We will ask for your certificate of insurance, W-9 and three references, review them, and tell you whether you are approved. Once approved, you are invited to every package in your trade and counties.

When do I get paid?

Submit a pay application when your stage passes inspection, with a lien waiver for the previous payment. Approved pay applications are paid within Payment days.

What is retainage and when is it released?

We hold back Retainage % of each payment. It is released at closeout, after the punch list, the final inspection and your final lien waiver.

Do I need to be bonded?

Only for packages over Bond threshold. Those packages say so in the invitation to bid.

How are bids compared?

We level every bid line by line against the package scope. A bid that leaves out scope is priced as if it included it, so the lowest complete bid wins on price. Every bidder hears the result.
